Sagamore is a premier golf course community in Noblesville, Indiana. Lot 92 is a lovely golf course homesite with great views and in a nearly finished section of the neighborhood. The site sets at the end of long cul-de-sac with a beautiful common area across the street and another directly on the left side yard creating a larger feel to the site.

EXTERIOR ELEVATIONS & OUTDOOR LIVING

The home’s exterior styling is Modern Farm architecture utilizing brick and siding in a lovely mix, all painted white. Large dark bronze colored windows & front door add contrast and are located in all the right places to take advantage of the views of course. Overall, the home’s exterior is clean and fresh.

The large 8′ tall front door greets guests in style and has custom obscure glass to maintain privacy. Windows are Anderson brand in casement style with Low-E glass in a dark bronze color.

An Outdoor Room (covered porch) overlooks the golf course.

All the turf is pre-grown sod and is fully irrigated.

FLOORPLAN

The floorplan includes an impressive vaulted front foyer. All the other walls on the main level are 10′. Large windows in every room bring in sun and offer great outdoor views. The combination of open floor plan, high ceilings, and large outdoor views bring together a clean modern feel.

The basement has 9′ poured concrete walls. Finishing the basement is optional upon request and has several great options for: bedroom/gym, media room, full bath, wet bar.

On the main floor: 3 Bedrooms, 2.5 bathrooms. The 3rd bedroom is a flex room that can serve as an office. Optional Murphy Beds are available upon request.

The home has an attached, finished courtyard 3-car garage. The custom carriage doors are designed to fit the home’s style and have automatic openers that are upgraded belt drive, IQ-WIFI connection capabilities, and battery back-up. Outside walk-up access is provided by digital entry keypad.

The open kitchen is nicely finished with painted white cabinets, exotic quartz countertops, and a center work island with a single basin stainless steel apron sink. The included appliances within the kitchen are all Stainless Steel: Bertazzoni brand 36″ pro-style gas range (with 5 gas burners & gas oven below), upgraded range hood vented to the exterior, Sharp brand built-in drawer microwave oven in the island, Bosch brand built-in dishwasher in island.

Available optional kitchen upgrades: 36″ refrigerator/freezer with ice maker and water access, 2nd electric range, wine chiller, extra bar/prep sink. All can be fitted into kitchen upon request.

The rear entry foyer is conveniently located off the garage and flows into a gear area with custom built-in lockers leading to the kitchen.

The main floor Laundry/Pet space is large and ready for your customization. Optional features are available upon request such as: built-in cabinets for laundry or desk, folding area with counter tops, utility sinks either stand-alone or built-in. The Laundry/Pet space is purposefully designed with dutch doors for easy pet management and has two entry points including the master closet. This space allows for many lifestyles and uses. The master bedroom suite is ideally located in the rear of home, away from the main living space and includes a large custom finished walk-in dressing room. The master closet has three access points from: master bedroom, master bath, and laundry. The elegant master bathroom features two built in 48″ wide vanities with marble tops, full wall mirrors, and designer lighting.

The master bath has a custom oversized shower with two shower faucet systems: a rain can shower head and a flexible hand held shower spray on adjustable rod. The shower has no door and no floor curb to step over, rather the floor gently slopes to an upgraded drain. The shower space is ideally designed to be user-friendly and remain clean and easy to maintain.

A 66″ long x 36″ wide free-standing master tub is optional and be can be installed upon request. The tub space location is set between the vanities and allows for other uses such as make-up or changing area. See Rex for all the possibilities.

Bedroom #2 includes directly connects to a full bathroom with a tub/shower a walk-in closet; it also connects to the hallway.

Bedroom #3/Office also has a walk-in closet and connects to the elegant powder room.

Optional Murphy Beds are available upon request. Bed#3/Office has an ideal location for a Murphy Bed.

FINISH LEVEL & DECOR OF HOME

The interior home decor is modern and fresh. Lighter, warmer colors finish the look to create a clean canvas.

The entire main floor is finished with 7″ wide Rustic French Oak hardwood that is smoothly finished in a light more natural color. There is no carpet in the home.

The floors in the master bath and bed #2 bath are finished with custom level tile. The master bath floor tile is a rustic darker color set in herringbone pattern.

All bathroom counter tops are natural marble with square shaped under-top mounted bowls.

Commodes throughout the home are elongated, comfort height, with softclose seats, and have color coordinated trip levers. All meet today’s water conservation standards.

Bathroom accessories match each bathroom’s design style and are color coordinated to faucets.

Lighting throughout the home includes many LED recessed can lights and custom selected designer level light fixtures. Main area lighting is dark metal and gold colors creating a warmer natural feel.

All interior doors are 8′ tall and solid core 2-panel flush doors with black colored lever style doorknobs and hinges. The doors are paint a contrasting darker greige color from trim and walls.

Main level baseboard trim is 7″+ tall. Door casing is 3″+ wide. Crown molding is used throughout the home in every main room. All the trim is clean and square in modern style.

The modern gas fireplace in the great room is operated by a wall switch, and is surrounded by custom stone work that is a dry-stack style in a charcoal color. Optional built-in cabinets are available upon request.

The home’s interior is painted in white and off-white warmer colors. Generally, a white-on-white with black and gold accents pull together modern yet familiar style. Millwork is painted in a soft white matching the ceilings, and the walls are painted a lovely contrasting darker white color. The interior doors are painted a darker greige color with black handles and hinges.

There is no texture on walls or ceilings in the home; all is finished in smooth paint. All the wall corners are finish in rounded bullnose.

MECHANICAL SYSTEMS

The home has a high efficiency HVAC system.

The hot water heater is Tank-Less and highly efficient. A hot water recirculation system brings hot water to each faucet in a few seconds but operates with low energy and can be turned off completely as needed.

The range hood and bath vents are vented to the exterior.

Electrical system is 200 amp.

Gas is supplied to: furnace, hot water heater, range, fireplace. Gas can be supplied to outdoor grill or fire pit upon request.

All main rooms are pre-wired for Cat-5 Network and coax TV jacks. (Not all system configurations can be accommodated as wired. Special design changes are available upon request.)

An alarm system is pre-roughed in with wiring for future finish options.

The basement is well protected with 2 main electric sump pumps & battery back-up system.
