Fulfilling the Dream of Lake Living
Rob Bussell, who has been in the real estate industry since 1985, loves all aspects of the business but has especially relished the land development side as it relates to water front living. Although he’s the Broker/Owner of The Bussell Company, LLC specializing in helping Clients buy and sell residential homes through the years, he’s been with the Marina Limited Partnership since 1994 and is Vice President of Marketing.
“I love it. Every day is different. Not only do I get to meet a lot of people, but it’s exciting to see the transition from raw ground to a beautiful home where a family is raised,” says Bussell. “I like helping families build a home where they can enjoy the lake living lifestyle year-round.”
The Marina Limited Partnership primarily develops waterfront communities around Geist and Morse Lakes, selling lots both to individuals and builders to erect spec homes. The Marina Limited Partnership also owns and operates the Geist and Morse Lake Marinas—both full-service marinas that sell and service watercraft, winterize and de-winterize. They also sell fuel at the gas docks and lease out boat slips on an annual basis.
For anyone who doesn’t own a boat or live on the water but wants to enjoy lake recreation, the marinas have a boat club in which people can charter pontoon boats for a half or full day.
“It’s great for anyone who wants to lie in the sun, go fishing, go swimming, take the kids out, whatever,” says Bussell. “It’s been very popular.”
Bussell notes that at Geist Lake, they are currently developing the Springs of Cambridge, more commonly called Cambridge, Canal Place, Hampton Cove, and Sail Place. Though they have developed several other communities around Geist and Morse, all those lots are now sold. They are now in the process of developing the last section of Cambridge—or, more specifically, the last section of water front lots. There will be 63 lots in total in Section 12, 43 of which are waterfront lots. The other 20 will be off water lots but will come with a deeded boat dock on the lake in Cambridge making them water access lots. “We are looking to bring those lots on the market in the late spring or early summer 2021”.
“After these lots are sold, there are no more lots to develop in Cambridge so if you’re interested in waterfront land, now is the time to hop on board,” says Bussell.
What’s nice is that when someone buys a lot, there is not a time requirement in which to build so for someone who may not be ready to build just yet, they can purchase their lot now and start construction a year or two down the road when they are ready to build (most people generally build within the first three years after they purchase their lot).
The Marina Limited Partnership offers In-house lot financing—”we call it ‘no brainer’ financing,” says Bussell. “Instead of going through a bank, mortgage company or lender, we provide the option of doing that in-house. You put 10% down and make payments directly to us.”
“It’s just a ‘buy here, pay here’ on the land,” says Bussell, adding that lot owners can also choose their own builder as they do not dictate certain builders. The advantage of building is that homeowners have the ability to design a home that fits their lifestyle. Plus, they’re getting all of the latest technologies, efficiencies, and warranties that go with building new.
For those in search of a lower-priced lot on the water, another option is Lake Clearwater in Anderson, located just 30 miles north of Indianapolis.
“These lots are available to purchase for a fraction of the price compared to Geist or Morse Lakes, yet still provides the same lake lifestyle,” says Bussell. Lake Clearwater is a small body of water that attracts buyers from Muncie, Noblesville, Cicero, Indianapolis, Carmel, and beyond.
Bussell, who feels blessed by the fact that he’s been in the business long enough that he’s now starting to see the next generation of people who were raised on the water starting their own families and building their own homes. “Its fun seeing them following in the footsteps of their parents and building their own fond family memories.”
